Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out how long the listing has been active. A listing with a history of two failed deals in the past month is a fundamentally different negotiation than one that just hit the market at an aggressive price.
For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is more navigable than the headlines suggest. The homes that are right for a specific buyer’s actual needs are still moving. They are going to the buyers who treated the process like the major financial decision it is.
Real estate rewards preparation more than it rewards timing. Nobody consistently calls the top or the bottom of a market, but buyers who show up informed and financially ready close deals in every cycle.
